REPORT: MAY HOUSING ACTIVITY YIELDS SOLID MARKET
Overall closed sales in the Naples area totaled 1,024 during May 2018, compared with 1,027 closed sales in May 2017. Closed sales in May 2018 were higher than they were in all months following May 2017. May also saw inventory levels continue to stabilize, according to the May 2018 Market Report released by the Naples Area Board of Realtors (NABOR), which tracks home listings and sales within Collier County (excluding Marco Island). Closed sales of properties in the $300,000 to $500,000 price category during May increased 21 percent over May 2017, while closed sales in the $300,000 and below price category were just one sale short of the number of closed sales in May 2017. May’s overall median closed price dropped 5 percent to $337,000 from $355,000 in May 2017. The overall median closed price for homes priced above $500,000 decreased 14 percent to $507,000 from $590,000 in May 2017. On the high-end side of the market, despite an 11 percent increase in median closed prices, pending sales of properties in the $2 million-and-above price category increased 23 percent in May 2018 compared to May 2017. BCB Homes has launched Innovative Construction Solutions, LLC. The new company specializes in diagnosing and implementing corrective actions to eliminate building failures caused by faulty construction. Innovative Construction Solutions develops and implements systems that correct deficiencies and identify and solve problems to prevent reoccurrence. Considering failures such as inferior processes, materials, system installation and design, the new company provides more than 20 years of building science expertise and offers a range of construction and remediation services. The company came to fruition due to repeated requests from homeowners needing their homes properly repaired or updated.

FORT MYERS OFFICE BUILDING SELLS FOR $700,000
DAK Property Holdings Inc. purchased an 11,340-square-foot office building at 1469 Colonial Blvd., Fort Myers, for $700,000.  Gary Tasman and Pam Van Vleck of Cushman & Wakefield Commercial Property Southwest Florida represented the seller in negotiating the transaction.

Alta Resources Corp leased 68,025 square feet of office space for at 12451 Gateway Blvd., Fort Myers.  Gary Tasman and Shawn Stoneburner of Cushman & Wakefield Commercial Property Southwest Florida represented the landlord and tenant in negotiating the transaction.
 
JRA Bicycle Company leased 5,614 square feet of retail space at 4601 Fowler St., Fort Myers.  Gary Tasman and Gretchen Smith of Cushman & Wakefield Commercial Property Southwest Florida represented the landlord and tenant in negotiating the transaction.
 
Institute of Dental Technology FL, LLC leased 3,955 square feet of office space at 5280 Summerlin Commons Way, units 801 and 804, in Fort Myers.  Gary Tasman and Gretchen Smith of Cushman & Wakefield Commercial Property Southwest Florida represented the landlord and tenant in negotiating the transaction.

ON THE MOVE
 
GATES Construction announced the hiring of Abraham Velazquez as senior project manager and Traci Christensen as project coordinator. Velazquez is responsible for the overall project coordination from the pre-construction and permitting stage through to owner occupancy. Velazquez has 20 years of construction experience with a wide variety of project types and particular expertise in multi-family, hospitality, and healthcare construction. Velazquez received a degree in Construction Project Management. Christensen will be responsible for permitting, submittals, drawings, contracts, purchase order processes and direct material purchase procedures.  Christensen has more than 19 years of experience in the construction industry.
 
International Center Blvd LLC has awarded the exclusive management of its three buildings consisting of 16,000 square feet and five tenants to Boback Commercial Group. Senior Property Manager, Cindy Hutton, CAM, will head the assignment.  The buildings are located within Plantation Professional Center at 6830-6844 International Center Blvd. in Fort Myers. Boback Commercial Group also currently manages both the condominium association and master association.
 
Two mid- and high-rise residential condominium associations in Southwest Florida have awarded management contracts to property management firm KW Property Management & Consulting. The properties are Admiralty Point on Gulfshore Boulevard in Naples, and Ariel at the Landings in Fort Myers.
 
Scott Kish II, founder of Naples-based KTS Homes, announced Zachary J. Bouchard has joined the custom home building company as vice president of marketing and business development. Bouchard is a native of Naples and attended both Barron Collier and Gulf Coast high schools. He graduated from Florida Gulf Coast University in 2006 with a bachelor’s degree in communications and marketing. Bouchard started his career as the marketing and communications coordinator for Keller Williams Elite Realty in Bonita Springs.
