The Property Appraiser’s office is mandated by Florida Statue 192.042 to value properties as of January 1 each year at ‘just’ or ‘fair market’ value. Florida Statue 193.011 contains the eight criteria that Property Appraisers consider in deriving this value.
2021 was a record-breaking year in many aspects for Collier County real estate as reported by Naples and Marco Island area brokers and other sources. Records were broken for the total dollar amount in home sales; and for lows in the number of active property listings (available properties).
The median single-family home sale price for the Naples and Marco Island areas was $722,500 at the end of the 2021 calendar year; and $429,000 for condominiums, villas, and townhouses. The first quarter of 2022 has continued an upward trend with median single-family home prices at $795,000 and condominiums, villas, and townhouses at $480,881.
The Collier County Property Appraiser’s office role is to value property. Our office does not establish the county budget or millage rates. They are determined by the local taxing authorities.
The estimated total value of all properties in Collier County is now over $185 billion dollars. That is an increase of over 40% above last year.
